On 25 June, SquareOne will host the official presentation event for ZOIA, its new residential community project in Kato Polemidia featuring 147 apartments in one of Limassol’s fastest-transforming districts.
Driven by major education, infrastructure, and residential developments, the area is rapidly evolving into a new university and innovation hub, attracting hundreds of millions of euros in long-term investment and reshaping the future of western Limassol.
What’s happening in the neighbourhood
Kato Polemidia is no longer viewed simply as a residential suburb on the edge of Limassol. Over the past few years, the district has quietly become one of the city’s most active development zones, driven by major investment in education, infrastructure, and housing.
At the centre of that transformation is Verengaria, the former British military settlement now being redeveloped into a university and innovation district. The Cyprus University of Technology is expanding its presence in the area through a long-term development plan expected to exceed €125 million. Nearby, a €56 million student housing project with more than 500 rooms is already under construction, adding to the growing demand expected from students and academic staff.
The International Jewish Academy of Excellence is also expected to open in 2027, bringing around 1,500 students into the area. Established private schools including Pascal, Heritage, and The Island Private School already operate nearby, further strengthening the district’s appeal for both local and international families.
Large-scale public infrastructure projects are also reshaping the neighbourhood. Plans include a 52,000 square metre green park linked to the Garyllis Linear Park, alongside a new Olympic-standard swimming pool and athletics complex currently under development. With the highway less than a kilometre away and Limassol city centre reachable within minutes, the area is increasingly attracting attention from both buyers and investors looking beyond the traditional coastal locations.
Property professionals expect values in Kato Polemidia to continue rising as the wider regeneration of western Limassol accelerates.
The development
Set within this changing landscape, ZOIA is SquareOne’s latest residential project, designed around the idea of community-led living rather than simply shared facilities.

The name ZOIA comes from the Greek word for life, reflecting a concept centred on creating a more connected residential experience rather than a conventional apartment complex.
Apartments will include photovoltaic systems, face recognition entry, electric vehicle charging provisions, underfloor heating, semi-solid wooden flooring, and Italian sanitary ware.

SquareOne projects rental yields above 7 per cent for ZOIA, supported by rising demand from students, professionals, and employees connected to the institutions and businesses expanding across the area.
For buyers seeking a fully passive investment, a guaranteed 6 per cent annual return is also available through the developer’s property management partner from day one.
The wider Limassol market continues to support investor appetite. Apartment values in the city rose by more than 20 percent in 2024, while the presence of international finance, technology, gaming, and FX companies continues to drive demand for quality rental accommodation.
As an off-plan development, ZOIA is currently available at pre-launch pricing ahead of the official presentation event on 25 June.
