A major new private education investment is moving ahead in the eastern coastal area of Limassol, with the development of a modern international school campus costing €40 million.
The project aims to address growing educational demand in the wider Limassol area while creating a landmark environmental and architectural development.
Global education provider GEMS Education, through its advisory and operational arm GEMS School Management (GSM), is partnering with property developer CoolSide Development to establish a new international private school in Limassol.
Partnership with global education group
The project involves CoolSide Development, which will hold the majority stake, and GSM/GEMS Education, one of the world’s largest private K-12 education providers.
Founded in 1959 by Sunny Varkey, GEMS Education will oversee the school’s management and operations, provide educational expertise and integrate the institution into its international network.
The school will be built on land belonging to the Holy Archbishopric of Cyprus in the Pyrgos area.
Construction is expected to begin following the approval of the necessary permits, with completion planned within 22 months. The project will be developed in a single phase.
School to welcome 1,875 students
During its first year of operation, the school will offer the British Curriculum for students aged four to 14.
The curriculum will gradually expand each year, eventually covering all education levels from FS1 to Year 13, serving students aged four to 18.
The campus has been designed to provide education from preschool through secondary graduation and will serve families in the wider Limassol area, including the growing local and international communities in Pyrgos, Parekklisia and Amathounta.
The facilities will accommodate up to 1,875 students:
- 250 students in preschool education
- 750 students in primary education
- 875 students in secondary education
The project is also expected to create more than 100 jobs for teaching, administrative and leadership staff.
Community welcomes development
The Pyrgos community has expressed support for the private school project.
Community leader Neoklis Christoforou said such developments enhance the character of the area and provide equal educational opportunities for children living nearby.
The agreement between the two parties is based on a non-binding cooperation framework, expressing their shared intention to introduce high-quality educational services to the Cyprus market.
Large campus with sports facilities
The development will be built on a total land area of 77,678 square metres in the Pyrgos community.
Of this area, 13,821 square metres will be allocated for public green space and community facilities, while 895 square metres will be used for road planning. The net development area will cover 62,961 square metres.
The campus will mainly consist of two-storey buildings housing preschool, primary, middle and high school facilities.
Plans also include:
- an administration building
- a multipurpose hall
- a modern theatre
- an Olympic-standard indoor swimming pool
- four outdoor sports courts
- a full-size football pitch
- 169 parking spaces, including eight spaces for people with disabilities
