Marfields Group brings Cyprus’ 1st St. Regis Residences in collaboration with Marriott International

The announcement follows the successful sell-out of The Ritz-Carlton Residences, Limassol and marks a continued collaboration with Marriott International.

Marfields Group has officially unveiled The St. Regis Residences, Limassol, introducing the first St. Regis branded residences in Cyprus and marking the company’s second branded residential development in collaboration with Marriott International.

The St. Regis Residences, Limassol represents Marfields Group’s second branded residential project in collaboration with Marriott International, following the sold-out Ritz-Carlton Residences, Limassol — the first internationally branded residences in Cyprus.

Anticipated for completion in 2031, The St. Regis Residences, Limassol is set to establish a new benchmark for private residential living on the island. Conceived as a standalone branded address, the development is envisioned around one of the island’s most extensive amenity offerings per resident, introducing a scale of infrastructure more often associated with private resorts than city living.

Alongside wellness and longevity-focused spaces designed to support everyday wellbeing, a multifunctional podium will bring together dining, boutique retail, lounge spaces and art-led experiences. Marfields Group’s decision to develop a second standalone branded residence reflects growing demand for independently operated branded homes, where hospitality-level service is paired with the privacy and permanence of private ownership.

Occupying a rare dual-fronting site between the Mediterranean seafront and Limassol’s Municipal Park, the residences are positioned between two of the city’s most defining natural landmarks — the coastline and a large public green space in the centre of Limassol.

The development comprises three towers: two residential towers featuring St. Regis branded residences, while the broader masterplan also incorporates a separate Class A office building. Together, they form a mixed-use project where private residences and contemporary workspace are brought together within a single architectural vision.

The project will offer approximately 250 residences across one-, two- and three-bedroom configurations, alongside a curated collection of spacious penthouses. Interiors will be designed by Kristina Zanic Consultants, an international studio recognised for its work across luxury hospitality and residential developments worldwide.

Residents will arrive through a grand lobby designed to evoke the sense of arrival associated with the world’s finest addresses, setting the tone for a living experience unlike anything previously seen in Cyprus. The residences will be supported by an extensive programme of indoor and outdoor amenities conceived not as a supplement to the living experience, but as its foundation. Owners will also benefit from the long-term operational framework and global brand standards associated with St. Regis.

The announcement forms part of Marriott International’s growing branded residences portfolio across the Europe, Middle East and Africa (EMEA) region. The company’s residential portfolio now spans more than 18 countries and territories, with over 35 open locations and more than 60 projects in the development pipeline. Nearly two-thirds of Marriott’s EMEA residential signings in 2025 fell within the luxury segment, with launches extending from Baku and Abu Dhabi to Jeddah and beyond.

Cyprus represents a strategically significant addition to this footprint, combining European Union membership, a Mediterranean lifestyle offering, an established base of international high-net-worth residents and a residential market of increasing relevance to global capital.
