Cost of living: Monthly family costs and Cyprus’ most expensive city

Date:

The cost of living in Cyprus varies considerably depending on where people choose to live, with housing and private education adding significant pressure to household budgets.

Data from Numbeo, an online database that collects user-contributed information on living costs and quality of life, shows Limassol has the highest estimated monthly expenses among the four cities compared, followed by Nicosia, Paphos and Larnaca.

The estimates for families of four exclude rent, while housing costs and private school fees differ considerably between cities.

Limassol has the highest living costs

Limassol is the most expensive of the four cities, with estimated monthly living costs of €3,438.70 for a family of four, excluding rent. For a single person, the estimated monthly cost is €960.60.

Housing represents a substantial additional expense. The average monthly rent for a one-bedroom apartment in the city centre is €1,480.77, rising to €2,378.12 for a three-bedroom apartment.

Private education is also costly. Full-day private kindergarten fees average €613.96 per child per month, while annual private school tuition stands at €9,392.50.

Nicosia offers lower costs than Limassol

In Nicosia, estimated monthly living costs excluding rent amount to €3,036.40 for a family of four and €848.70 for a single person.

According to Numbeo, the cost of living in the capital is 12.6% lower than in Limassol when rent is excluded. Rents are also 42.4% lower on average.

A one-bedroom apartment in the city centre costs an average of €688 per month, while a three-bedroom apartment averages €1,525.56.

Full-day private kindergarten fees average €458.44 per month per child, and annual private school tuition is estimated at €8,290.

Paphos records lower household expenses

Paphos has estimated monthly living costs of €2,920.10 for a family of four, excluding rent. For a single person, the estimate is €812.90.

Numbeo data puts the cost of living 15.2% below Limassol’s, with rents averaging 22.3% less.

The average monthly rent for a one-bedroom apartment in the city centre is €1,016.67, while a three-bedroom apartment costs €1,862.50.

Full-day private kindergarten fees average €420 per month per child, and annual private school tuition is estimated at €6,000.

Larnaca is the cheapest of the four cities

Larnaca records the lowest estimated living costs among the four cities with complete data in the comparison.

A family of four is estimated to spend €2,754.50 per month, excluding rent, while the figure for a single person is €769.10.

According to Numbeo, living costs in Larnaca are 20.1% lower than in Limassol. Rents are 42.8% lower on average.

Full-day private kindergarten fees stand at an estimated €340.67 per month per child, while annual private school tuition averages €6,532.50.

What the figures show for Famagusta district

The available figures for Famagusta district cover Paralimni and Protaras, but do not provide enough information for a complete comparison of overall living costs with the other cities.

In Paralimni, the average monthly rent for a one-bedroom apartment in the city centre is €600, rising to €1,166.67 for a three-bedroom apartment.

Full-day private kindergarten fees are estimated at €420 per month per child, while annual private school tuition stands at €6,000.

For Protaras, the available figures also put full-day private kindergarten fees at €420 per month and annual private school tuition at €6,000. However, figures for rents and total estimated living costs are not provided.

How much does location affect household budgets?

The figures highlight the differences in estimated household expenses across Cyprus. Excluding rent, a family of four is estimated to spend €684.20 more per month in Limassol than in Larnaca – a difference of more than €8,200 annually if those monthly estimates remain unchanged.

Housing costs widen the gap further, particularly for households renting in Limassol, where both apartment rents and private education fees are higher than in the other cities compared.

The figures are estimates from Numbeo’s user-contributed database rather than official household expenditure statistics. Actual costs will depend on individual circumstances, neighbourhood, housing choices and family needs.
